EPC fee estimator — what should you charge?
Enter a property’s address and we pull the floor area, property type, rooms in roof and extensions from its most recent EPC on the government register, then work out a typical fee for your area. Every line of the sum is shown so you can sanity-check it before quoting.
Estimates are based on the previous EPC’s data and the property may have changed since. Fee data recorded August 2026 — we will update it in April 2027 based on inflation and current prices in your area. The register only holds certificates lodged since October 2008 (England & Wales).
This estimator is free for everyone. Property lookup — know the property before you knock
Every assessor profile, including the free one, comes with a property lookup tool in your account area. Type a postcode and it lists every address the EPC register and HM Land Registry know about. Open a property and the whole picture is on one page, so you can quote accurately and arrive prepared.
Every certificate ever lodged for the address, with the RdSAP detail behind it — walls, roof, floors, heating, glazing, floor areas and whatever the last assessor recorded as assumed or unknown.
Conservation areas, listed buildings, Article 4 directions, national landscapes and more from planning.data.gov.uk, drawn on a boundary map, plus planning applications from the council’s own register.
HM Land Registry sales since 1995, the postcode on a map with a satellite view, Street View, the what3words square and a link to the property’s own Zoopla page.
