What is an EPC?

An Energy Performance Certificate (EPC) is a document that provides information on the energy efficiency of a property. It offers an overview of the building’s energy use and carbon dioxide emissions, as well as recommendations on how to improve its energy performance. An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is required whenever a property is built, sold, or rented.

Government Regulations Regarding EPC

In the UK, it’s a legal requirement to have a valid EPC if you are selling, renting, or constructing a property. This regulation aims to improve the energy efficiency of buildings. As of 2018, landlords must ensure that their properties have a minimum energy efficiency rating of ‘E’. Failing to meet this standard could result in a fine.

Why Homeowners and Landlords in Cockermouth Need an EPC

  1. Legal Obligation: As stated above, having an EPC is not optional; it’s a mandatory requirement. Therefore, Cockermouth homeowners and landlords must obtain an EPC to avoid legal repercussions.
  2. Informed Decisions: Knowing the energy efficiency of a building can be a key factor for potential buyers or renters. An EPC provides this essential information.
  3. Environmental Impact: Understanding the energy efficiency of your property can help you make changes that are not only good for your pocket but also beneficial for the environment.

Recent News and Events

The UK government has been increasingly focused on its 2050 net-zero carbon emissions target, which has put the spotlight on improving energy efficiency across all sectors, including residential properties. Recently, new grants and incentives have been introduced to assist homeowners and landlords in making their properties more energy-efficient. These measures are particularly relevant for Cockermouth property owners, given the area’s mix of older and newer housing stock, which can vary significantly in energy performance.

Benefits of an EPC for Cockermouth Property Owners

Economic Advantages

  1. Energy Savings: The EPC will outline potential improvements, such as better insulation or more efficient heating systems. Implementing these recommendations can lead to substantial energy savings.
  2. Increased Property Value: Properties with higher EPC ratings often command higher sale prices and rental rates.

Environmental Benefits

  1. Reduced Carbon Footprint: Implementing energy-efficient measures can significantly reduce the carbon footprint of your property.
  2. Sustainable Living: A higher EPC rating can be an excellent selling point for environmentally-conscious tenants or buyers.

Upgrades Cockermouth Property Owners Can Make

  • Insulation – One of the most effective ways to improve your EPC rating is by ensuring your property is well-insulated. This includes roof insulation, wall insulation, and floor insulation.
  • Energy-Efficient Appliances – Switching to energy-efficient appliances can be a straightforward way to improve your property’s energy performance. Look for appliances with an ‘A+’ rating or higher.
  • Double Glazing – Another effective upgrade is installing double-glazed windows, which can reduce heat loss and cut down on energy costs.
  • Renewable Energy SourcesSolar panels, wind turbines, and other renewable energy sources can significantly improve your EPC rating. These are more significant investments but can yield substantial long-term rewards.
  • Heating System Upgrades – Modern, energy-efficient heating systems can be a significant boon for your EPC rating. Consider replacing older systems with newer, more efficient models.

EPC data for Cockermouth

Figures below are for Cumberland, the local authority covering Cockermouth, from the Energy Performance of Buildings Register to 2026 Q2.

Band CThe most common rating, on 42% of certificates
55%Rated D or below, against 46% nationally
£1,123Average estimated heating cost a year

How Cumberland rates

Share of the 21,716 certificates lodged in the five years to 2026 Q2. This is the certificates lodged, not a survey of every home in the area.

What gets assessed around here

72% of the certificates lodged here are for houses. The average floor area is 91.1m², roughly 6m² larger than the England and Wales average. Estimated heating costs average £1,123 a year, £184 a year above the national figure. 23% of certificates were lodged for rented homes.

Radon in Cockermouth

Cockermouth sits in a radon Affected Area. The UKHSA and British Geological Survey put the 1km square covering the town centre in a band where between 1 and 3 in 100 homes are estimated to be at or above the radon action level of 200 becquerels per cubic metre. Radon is not measured during an EPC survey and does not affect the rating, but if you are buying, selling or improving a home here it is worth a test kit, and worth knowing before you seal a property up: draught-proofing and insulation work can raise indoor radon if ventilation is reduced. The atlas is indicative and works to a 1km grid, so it describes the area rather than any one property.

Listed buildings and conservation areas

Planning records published for the area within a mile of Cockermouth centre show 2 conservation areas. That matters for an EPC in two ways. A listed building is normally exempt from needing one where meeting the minimum energy requirements would unacceptably alter its character or appearance, though the exemption is not automatic and the decision rests with the owner on advice. And in conservation areas and article 4 areas the improvements an EPC recommends, replacement glazing or external wall insulation in particular, often need consent before they can be carried out. Your assessor will record what is actually there; the consent question is one for the council.

What an EPC costs in Cockermouth

An EPC around here generally costs between £55 and £150, though it depends on the property: floor area, whether there are rooms in the roof, extensions, and how far the assessor travels all move the price. We are not a panel and we do not set anybody's fees, so the figure you are quoted comes from the assessor doing the work. Contact one above for a price on your property.
