EPC Cardiff – Energy Performance Certificates

Looking for an EPC in Cardiff?
If you’re selling or letting a property, you’ll need a valid Energy Performance Certificate (EPC) before it can be marketed. An EPC shows how energy-efficient a property is, with a rating from A (most efficient) to G (least efficient).

This page helps you arrange a local EPC in Cardiff quickly and efficiently, whether you’re a homeowner, landlord, or managing a property for sale or rent.

EPC requirements for selling or letting in Cardiff

An Energy Performance Certificate (EPC) is a legal requirement when selling or letting a property anywhere in the UK, including Cardiff. The certificate:

  • Rates your property’s energy efficiency from A to G

  • Highlights estimated running costs and CO₂ emissions

  • Includes recommendations for improving efficiency (such as insulation or heating upgrades)

  • Is valid for 10 years once lodged on the national register

Without a valid EPC, estate agents in Cardiff will not be able to market your property.

EPC data for Cardiff

Figures below are for the Cardiff local authority area, from the Energy Performance of Buildings Register to 2026 Q2.

6,815EPCs reach their 10-year expiry in the next 12 months
Band CThe most common rating, on 55% of certificates
39%Rated D or below, against 46% nationally
£815Average estimated heating cost a year

That expiry count is certificates lodged ten years ago and now coming up for renewal. Some of those homes have already been re-certified since, which authority-level data cannot show, so treat it as the ceiling rather than a to-do list.

How Cardiff rates

Share of the 44,691 certificates lodged in the five years to 2026 Q2. This is the certificates lodged, not a survey of every home in the area.

What gets assessed around here

58% of the certificates lodged here are for houses. The average floor area is 82.3m², about the England and Wales average. Estimated heating costs average £815 a year, £124 a year below the national figure. 42% of certificates were lodged for rented homes.

Radon in Cardiff

Cardiff sits in the lowest radon band. The UKHSA and British Geological Survey estimate that less than 1 in 100 homes in the 1km square covering the town centre reach the radon action level of 200 becquerels per cubic metre. Radon is not part of an EPC survey and does not affect the rating. At this level it is not usually a concern, though individual homes can still vary. The atlas is indicative and works to a 1km grid, so it describes the area rather than any one property.

What an EPC costs in Cardiff

An EPC around here generally costs between £55 and £150, though it depends on the property: floor area, whether there are rooms in the roof, extensions, and how far the assessor travels all move the price. We are not a panel and we do not set anybody's fees, so the figure you are quoted comes from the assessor doing the work. Contact one above for a price on your property.

What to expect when a Domestic Energy Assessor comes to your property

Every Domestic Energy Assessor / DEA will have their own order and format of carrying out the EPC depending on the software that they use and their personal preference to efficiency.
